Year End 2009 Market Report

Where does the time go? We are are already in 2010! I want to thank you for your support and confidence which made 2009 another good year for me.
I hope you will find these figures interesting, showing the sales activity in Homestead Willows, Homestead Farm, and Homestead Farm II, most of which are recorded in the Multiple Listing Service. I have included any FSBOs I knew about. If you have any questions, please, as always feel free to contact me.
Using weighted averaging, I have calculated the appreciation of home values in all of Homestead for 2009 to be 0%. The total average sales price of single family homes in Homestead was up almost 6% from 2008 to 2009. The reason for this is because more of the less expensive models and less of the more expensive models sold in 2008, thus skewing the total average sales price figures down for 2008. In 2009 the spread of sales prices was more even. Super remodeling, additions, and updating brought prices up, including 7 record high sales prices for individual models in 2009. However this was counter-balanced by many very low price sales, including several short sales and foreclosures. The average inventory of homes for sale in all of Homestead in 2009 went up slightly to 16, as opposed to 13 in 2008 & 2007. Interest rates currently are at 5.0% (30 year fixed rate, conforming, 0+1), the same as this time in 2009. |
