Using weighted averaging, I have calculated the appreciation (depreciation) of home values in all of Homestead for 2011 to be -3%. The total average sales price of single family homes in Homestead rose by almost 1% from 2010 to 2011; but this was because a greater number of larger & expensive homes sold, and a lesser number of smaller & inexpensive ones closed in 2011. Interestingly a short sale Barrytown sold last year for the lowest price on any model in Homestead since 2001; while same period a Wolcott model sold for the highest price ever! Just a taste of the contradictory happenings in 2011! The average inventory of homes for sale in all of Homestead has steadily risen from 14 in 2008 to 18 in 2011, with only 12 for sale right now! The good news is that interest rates currently are at 3.75% (30 year fixed rate, conforming, 0+1), versus 4.625% this time in 2011. Also we saw a 17% increase in the number of homes sold in Homestead in 2011 over 2010! As there are not many homes currently for sale, yet definite demand from buyers, we may see positive appreciation for 2012!!
