Homestead is a residential community in the southeast metro Denver area that was developed and built by Sanford Homes in the 1970s and 80s. It is located either adjacent to or enclosed by the streets: Quebec St., Arapahoe Rd., Holly St and Dry Creek Rd. This community has been known for years as one of the strongest family centered areas in terms of resale value, excellent school systems, quality of construction, and as a well planned residential development. The neighborhood surrounds the Englewood Dam & Willow Spring Open Space that is a recreation area and nature preserve with access to walking or bike paths that go for miles. Each neighborhood includes a pool, tennis facilities, greenbelts and a myriad of neighborhood activities such as a swim team, tennis lessons, babysitting co-ops, 4th of July bike parade, Easter egg hunts etc.  We have raised our own children here and can attest to the positive peer pressure and wonderful sense of community that we as a family have felt. The strong Homeowners Association and strong community involvement assure the high quality of life enjoyed by the neighborhood.  Available in this area are single-family homes, town homes, condos, patio homes, semi-custom homes, and luxury patio homes.  The area is divided into 3 different neighborhoods all in Arapahoe County and incorporated as part of the city of Centennial. In late 2006 a Light Rail train system opened a short distance from Homestead, providing an efficient mass transit option for travel to downtown, DIA and/or other parts of the Denver metro area.

What a strange and painful year 2020 has been! But it seems in these times we often learn the most and gain depth we didn’t have before. I hope this is our experience in retrospect.

 Yet the real estate market in Denver did not waiver! I hope you will find these figures interesting, showing the sales activity in Homestead in the Willows, Homestead Farm, and Homestead Farm II, most of which are recorded in the Multiple Listing Service. I have included all FSBOs unless there were any I didn’t know about. If  you have any questions, please feel free to contact me.

Using weighted averaging, I have calculated the appreciation of home values in all of Homestead for 2020 to be 7%. The average inventory of homes for sale in Homestead for 2020 was 4, which was down 43% from 7 which was the 2019 figure! Just for perspective, the average inventory for the 10 years 2003 through 2012 was 16!! Also interest rates have declined from 3.5% (30 year fixed rate, conforming, 0+1)      1 year ago to 2.5% currently! This is absolutely historic…we have never seen rates this low!
